Why the GTA 6 map estimates disagree
Rockstar has never published a map size for any of its games. Every figure you have read for Leonida was estimated by someone else — and the two most repeated ones do not agree.
Short answer
How big is the GTA 6 map?
Rockstar has published no figure. The two estimates in circulation are roughly double GTA V's playable area (from press who have seen the map since the Extended Look) and 70% bigger than GTA V (an older claim that predates it). They contradict each other; the newer one rests on more evidence. Neither is official, and no square-mileage figure for Leonida exists anywhere.
Two numbers, one map
Both figures are quoted constantly, often in the same article. They describe meaningfully different maps.
The newer estimate: roughly double GTA V's playable area
ConfirmedThis comes from press who have seen the map since the Extended Look, and it is internally consistent with the other comparisons they give — around three times Red Dead Redemption 2's landmass, and Vice City alone at roughly twice the size of Los Santos.
The older claim: about 70% larger than GTA V
UnconfirmedIt predates the Extended Look and has been repeated widely enough that it now reads as settled. It does not reconcile with “roughly double”, and nobody has published the method behind it.
Why estimates of the same map diverge
Three things make map comparison unusually slippery here, and all three push in different directions.

No square-mile figure exists
Every square-mileage number you have seen for GTA V, San Andreas or Red Dead Redemption 2 was calculated by players after release, by driving the borders. None came from Rockstar, and none can exist for Leonida until the game ships.
The number that actually predicts how it will feel
Area is the figure everybody quotes and the least useful one. The two density figures say considerably more.
Roughly double the area but around eleven times the populated space describes a specific design decision: a map built to be entered rather than crossed.
